How are the Soyak Mavişehir reservations made?

No reservations are done. You are required to visit our Sales Office and talk to our Sales Representatives.

Can I buy any apartment at the Soyak Mavişehir Project?

You may visit our sales office at the Soyak Mavişehir Project and chose the most suitable apartment for your needs with our Customer Representatives.

My favorite Soyak Mavişehir apartment is sold out. What can we do?

Any Soyak Mavişehir apartment with loan rejection and without cash sales possibilities is re-offered for sale. However, you may not reserve apartments. You may purchase the estate anytime upon visiting our sales office and talking to our Sales Representatives.

Can I purchase the estate on my corporate name?

Yes, you can purchase the estate on your corporate name in cash.

Can I purchase estates in custody for my child?

Yes, if your child is below 18 years of age. However, sales in custody are made in cash only and not subject to bank loan. Both parents must purchase the estate on their child's name.

Can I purchase estates by proxy?

You may purchase estates by proxy as long as the appointing party grants you an "Immovable Purchase" specific Notary power of attorney and provides all required documents. You may sign any documents that require signature, "By Proxy". The appointing party shall make the loan application and also sign the loan agreement on his/her own if he/she desires loan purchase.

Are joint purchase of estates among several buyers allowed at Soyak Mavişehir Project?

The purchase of the independent section is available to more than one buyer. In this case, each respective client is asked for their share amount to be specified in the contract. Should the buyers wish to have equal share amounts, land registry proceedings will be performed respectively.

Can I convert my method of payment from cash to maturity or vice versa?

The method of payment will not be converted to loan if the client has specified his/her payment form as advance payment upon filling out the customer application form and making the down payment. In order to switch over to cash sales from loan, the Apartment Sales Contract and Loan Agreement should not be signed yet. After conclusion of both contracts, the system will not allow any changes to take effect on the payment plans.

Which documents are required as contract annexes? What is the deadline?

Cash Sales: The Soyak Mavişehir Project requires the delivery of the required documents within maximum 2 days following the sales. The following documents are required for cash sales:

  • ID Card Photocopy - 3 copies
  • Circular of Signature (By the Notary Public) - 1 Original and 2 Photocopies
  • Certificate of Residence - 3 copies
  • Tax ID Photocopy - 3 copies (May be printed out from the Internet URL http://www.gelirler.gov.tr)
  • TR ID No. - 3 Copies (If not available on the ID Card, may be printed out from http://www.tckimlik.nvi.gov.tr)
  • Power of Attorney for Title Deed and Subscription - 3 Originals with photograph and 4 Photocopies
  • 1 Photograph
  • Charge Declaration form no. 2 (Table 1 and the bottom name and last name fields to be filled out and signed)

For Loan Sales: If our client will use real estate loan;

Loan application form must be filled out (for loan applicants)

ID Card Photocopy - 1 copy (Original to be presented, submission to the finance institution is required)

Circular of Signature - 1 original (By the Notary Public)

Certificate of Residence - 1 copy

Tax ID Photocopy - 1 copy (May be printed out from the Internet URL http://www.gelirler.gov.tr)

TR ID No. - 1 Copy (If not available on the ID Card, may be obtained from the Internet at http://www.tckimlik.nvi.gov.tr )

Income Statement (for loan applicants)

  • If employed: Photocopy of the original of the last month's payroll, if no payroll available, employer's written statement of income, Circular of Signature of the approving party proving the authority to represent the corporation and Trade Registry Gazette indicating his status as a partner, bank statements if interest income.
  • If self-employed: Photocopy of the membership certificate issued by the occupational institution, tax board photocopy of the last two years, approved by the tax department or a financial counselor having TURMOB membership, business account summary of the previous period, bank statements if interest income.
  • If corporate partner: Tax board, trial balance of the previous fiscal period (detailed trial balance), Trade Registry Gazette (stating the company capital and partnership status), two years balance sheet and income table approved by the tax department or financial counselor, bank statements if interest income.
  • If retired: Photocopy of the original Pensioner ID Card issued by the relevant social security institution, statement certifying the last paid pension (bank statement, deposit book etc.), real estate property information if any (title deed photocopies) or lease contract as rental income proof, bank account details if no contract is available, bank statements if interest income.
  • If holder of immovable annuity: Photocopy of the original lease contracts, bank account details if none. Title deed and license photocopies of immovable assets and vehicles specified on the application form, bank statements if interest income.

Married loan applicants must submit to the finance institution a statement of spouse consent. (The loan applicant's spouse must sign in presence of the bank personal in charge and spouses who do not appear at the bank must submit a notarized statement of spouse consent.)

**The loan approval during loan sales will be issued upon the approval of loan application .

Remarks: In case of a guarantor, 1 copy of each document (between articles 1 and 7) is required. The guarantor is also required to visit the credit institution together with the applicant on the appointment date for contract signing.

What are the inclusions and exclusions of the apartment / villa list price of Soyak Mavişehir?

The prices include VAT, subscription fee, infrastructure, type amendment charges and housing and Title Deed issuance fees. The sales are made through housing loan whereas the fixed installment rates include the housing loan interest costs and BSMV (Bank Insurance Proceeding Tax).

In addition to the foregoing, the following are payable by the customer in addition to the apartment sales rate:

  • Property Tax: The property tax for the purchase year is payable by EGYO. Any customers having purchased their property in 2008 shall pay their property tax in 2009.
  • Any property owners are required to apply to the Property Tax Administration of the Karşıyaka Municipality upon receipt of their title deed certificate and make a Property Ownership statement within 3 months as of the title deed issuance date.
  • Any property owners having received their title deed certificate within the year 2008 shall pay their property tax in 2009.
  • Any property owners having received their title deed certificate within the year 2006 shall make their Property Ownership Statement within 3 months as of the title deed issuance date and start Property Tax payment in 2007.
  • Environmental Cleanup Tax: This tax is added to the water consumption bills.
  • DASK Insurance: Made by the customer at the delivery stage and is subject to renewal each year.
  • Package Apartment Insurance: Made by the customers, whose housing loan debts are due, immediately during delivery. Subject to renewal for each year of the debt.
  • Individual Accident / Life Insurance: The finance institutions sign up their credit clients for an additional individual accident / life insurance. However, this insurance facility is not mandatory for the customers.

What is the maximum period of down payment for Soyak Mavişehir Project?

The down payment or the apartment rate is collected on the working day subsequent to the contract signing date of appointment after reservation. For loan sales, the customer is given an appointment date for contract conclusion after loan approval. On the appointment date, the Sales Contract of Immovable and the Loan Contracts are made. The down payment is collected within one working day following the contract date.

If the customer fails to effect the payments on the given dates, Soyak may terminate the Sales Contract.

No bank account number is given for the down payments / advance payments. Which account should I use?

The accounts of EGYO specified in your contract are available in the Vakıflar Bankası Kadıköy Finansmarket Branch. You can make money transfer to this branch upon specifying the "Contract Number" available in your contract and stating your contract and customer number in the respective field.

Does SOYAK have any specific project for public employees?

No, we do not have any specific project for public employees. Our projects are open to anyone.
