Is there any transfer fee payable by the customer for transfer of apartments in the Soyak Mavişehir Project?

Customers who purchased the apartment with a bank loan have no option of 3 rd party debt transfer. The buyer may carry out transfer upon payment at once of his debts.

SOYAK does not charge any transfer fees. In addition, any fees that are legally due for land registry (such as Sales - Purchase charges, etc.) are payable by the customer. If no bank loan is utilized, only land registry fees are payable (Sales - Purchase charges, etc.).

What are the transfer procedures to be done by property owners at Soyak Mavişehir?

Cash sales customers shall apply to the Customer Services Team (MHT) for any "Transfer Proceeding" at Soyak Mavişehir. Applications made to other teams will be redirected to the Customer Services Team.

The Customer Service Team (MHT) will accept the application and demand the following documents from the customer for the transfer of apartment.

Müşteri Hizmetleri Takımı (MHT) başvuruyu karşılayacak, müşteriden dairenin devri nedeniyle aşağıdaki evrakları isteyecektir.

  • Type Petition (Petition to be submitted by the assignor with authentic signature.)
  • Power of Attorney (1 copy of a power of attorney with photograph, to be issued by the transferee via public notary and 2 copies without photograph thereof.)
  • Customer Information Form (To be filled out and signed by the transferee customer)
  • ID Card Photocopy
  • TR ID No.
  • Tax ID Photocopy
  • Circular of Signature (Issued by Notary Public)
  • Certificate of Residence
  • Title Deed Certificate Photocopy (Title Deed Issued on the name of the transferee - This document shall be required subsequent to the assignment proceeding if the transfer application has been made prior to the transfer procedures at the title deed department. In addition, the customer will be notified that the transfer procedure shall not be completed in case of the lack of this document.)
  • Charge Declaration Form No. 2

The customer shall prepare and submit to MHT vie courier or deliver to one of the Sales Offices by hand the above documents. Any documents received by hand shall be delivered to MHT according to internal correspondence procedure.

As of the receipt of the documents by Soyak, MHT shall inform the transferees of their notification upon ution of contract within 1 or 2 weeks.

Upon receipt of the documents, MHT will enter the required information to the database program and issue the Transfer Approval Form for submission to the approval of the relating teams.

Upon approval and signature of the Transfer Approval Form by the relating teams, MHT shall demand from the Sales Team via e-mail the issuance of the transfer contract. Upon receipt of the e-mail, the Sales Team will contact and invite the customer to the Sales Office for contract ution within maximum 5 days.

After ution, the contract will be sent to Soyak Göztepe Head Office for signature by the Administration.

The sales team shall submit to the customer one copy of the contract signed by the administration while the Soyak copy will be delivered to the customer service team (MHT).

Assignments made via the Title Deed Administration without Soyak's knowledge shall be learned by MHT through the control of the monthly title deed records while the customers in question will be contacted and required to provide the information and documents specified above.

Customers whose deed transfer has been learned and who deny to perform the aforesaid transfer procedures despite MHT's demand shall be notified to the Legal Team by MHT.

Unless the said procedures are completed, the Legal team shall contact the customer and ask him/her to ute the transactions of the procedure and inform the transferors and transferees via a notification to be issued by the public notary that failure to provide the required instruments and ute the contract will result in the non-delivery of property and further, banishment from the right of choice and the site administration.

The new customer will not be considered a valid addressee for the issues such as the choice of kitchen, ceramic, tiles and floor coating materials and apartment delivery as well as participation in the site administration unless the transfer process is duly accomplished according to the procedure.

The required information on the transfers will be submitted to EGYO via e-mail during the first week of each month.
