Who is the land owner of the Soyak Evreka Project? Which company is in charge of construction and sales?

The land owner of the Soyak Evreka Project is Soyak, which is also in charge of the construction and sales process.

What are the features of heating and warm water systems of the Soyak Evreka apartment suites?

Heating and warm water requirement of each apartment suite will be met by an individual, hermetic type combi system. Heating installation with panel type radiators will be available. Customers are responsible for the supply of the combi, natural gas counters and subscription agreement with the natural gas provider.

What is the form of arrangement for the Soyak Evreka site management fees?

The management fee related obligations of the site residents as determined by the site administration will commence simultaneously with the launch of the site activities upon the delivery dates as stipulated in the contract. The non-delivery of the estates does not prejudice to this liability as per the contract.

The amount of the fees is settled upon submission of the annual budget prepared by the site management following its formation, to the general board and upon its approval. The scope of the items included in the management fees as well as their method of share, are specified in the management plan. Announcements relating to the fee amounts will be made by the site management to the estate owners on a separate basis.

Is the enclosure of the balconies of our apartment suites in Soyak Evreka permitted?

Enclosure of balconies in the apartment suites is in no way possible. Supplements for the iron security barriers are also prohibited. Hanging of laundry in the balconies even for drying purposes is not permitted. Flowerpots may be placed only inside of the balconies. Placement of flowerpots onto the exterior borders is strictly forbidden. Furthermore, the placement of sunshades, tarps and parasols in the balconies is not allowed.

Is the installation of iron barriers to our apartment suites in Soyak Evreka permitted?

The shape of the iron barriers to be furnished to the windows of the base floor apartments only must comply with the rules set forth by the administration. Barriers with a different shape and design are prohibited. The site residents are required to contact the site administration if they would like to furnish their apartment with barriers. Detailed information can be obtained from the Introduction and User Manual submitted during the delivery stage.

Is the use of our apartment suite in Soyak Evreka as a business place permitted?

What is the Building Approval Certification (Settlement) and Modification procedures?

The acquisition of settlement certificate after completion of the construction process requires the modification of the property tax statement and its submission to the the amendment of the land real estate tax declaration on your behalf must be made and submitted for approval to the Kartal local government.

Settlement acquisition procedure requires the ution and submission to our company of the Mandatory Earthquake Insurance (DASK) policy and itsm copy.Settlement and modification procedures are performed in about 6 months upon delivery of the apartmen suite.

When are the Property Tax Notices served?

A land property tax statement must be submitted to the Kartal Municipality within three months subsequent to the title deed certificate of floor ownership.

In order to avoid any penal proceedings and sanctions, it is recommended that you consult our company prior to filling out of the declaration form. In addition, your real estate declaration form exemplar will be submitted to you by the Customer Services at the deed delivery stage.

Where should the environmental cleaning tax payments be made?

Environmental cleaning tax does not require a separate statement to the municipality as such amounts are incorporated in the İSKİ bills.

Is the use of the estates purchased from the Soyak Evreka Project as promotional, advertising or commercial item?

The independent section subject to the sales contract may not be assigned to any 3rd party through any activity such as lottery drawing, etc. methods neither by the buyer, nor his assignees after the sales, nor may the project title Soyak Evreka be used for the purpose of any adverts, classifieds, etc. promotional activity.

The buyer is liable to pay to the seller a penal sum in the value of the independent section within 7 days as of written notice in case of the buyer or 3rd party assignees breach of the provisions specified hereunder.

When is the Land Title Deed delivered in the Soyak Evreka Project?

Title deed proceedings are commenced subsequent to down payment, the submission of required documentation and ution of the Home Loan Contract. The Title Deed is delivered after approx. 4 months and consists of a floor ownership and shared land property condominium. Property owners may obtain their Title Deeds from the Customer Services department directly in return of signature.
