How are the Soyak Evreka reservations made?
No reservations are made. You are required to visit our Sales Office and consult our Sales Representatives for the sales procedure. You may also use our online sales system on our website at www.soyak.com.tr.
Is any apartment suite of the Soyak Evreka Project available for purchase?
You may visit our Soyak Evreka sales office and consult our Sales Representative on the variety of suites that fit to your requirements. You may also use our online sales system on our website at www.soyak.com.tr.
My favorite Soyak Evreka apartment is sold out. What can we do?
Any Soyak Evreka apartment suite with loan rejection and without cash sales possibilities is re-offered for sale. However, no apartment suites are available for reservation. You may visit our sales office and consult our Sales Representatives for the purchase any of the vacant suites available upon ution of the required procedures. You may also use our online sales system on our website at www.soyak.com.tr.
Can I purchase the estate on my corporate title?
Yes, all estate types within the project scope are available for cash sales on the corporate title.
Can I purchase estates in custody for my child?
Yes, if your child is below 18 years of age. However, sales in custody are made in cash only and not subject to bank loan. Both parents must purchase the estate on their childs name on collective basis.
Can I purchase estates by proxy?
You may purchase estates by proxy as long as the appointing party grants you an Immovable Purchase specific Notary power of attorney and provides all required documents. You may sign any documents that require signature, By Proxy. The appointing party shall make the loan application and also sign the loan agreement on his/her own if he/she desires loan purchase.
Does the Soyak Evreka Project allow collective purchase of estates among multiple buyers?
The purchase of the independent section is available to more than one buyer. In this case, each respective client is asked for their share amount to be specified in the contract. Should the buyers wish to have equal share amounts, land registry proceedings will be performed respectively.
Can I switch between payment methods from cash to maturity or vice versa?
The method of payment may not be switched to loan if the customer specifies his/her payment method as advance payment upon filling out the customer application form and following down payment. In order to switch over to cash sales from loan, the Apartment Sales Contract and Loan Agreement should not be signed yet. After conclusion of both contracts, the system does not allow any changes to take effect on the payment schedules.
Which documents require submission by the customer in the form of contract annexes? What is the deadline?
Cash Sales: The Soyak Evreka Project requires submission of the required documents within maximum 2 days subsequent to sales. Documents required for cash sales are as follows;
- 1 Photograph
- Copy of Identity Card - 4 copies
- Certificate of Residence 3 originals (requires certification by the suburban headman)
- TR ID Number in 4 copies (Available online at www.tckimlik.nvi.gov.tr)
- Charge statement form no. 2 (Table 1 must be completed, name-last name brackets at the bottom to be filled out and signed.)
- Signature circular (Notary public) - 1 original and 2 copies (must be obtained from the notary during the last 6 month period)
- Power of attorney for land registry and subscription 3 originals with photograph and 4 true and correct copies (power of attorney must be vested for an undefined period.) Please mark on the powers of attorney your personal details, the plots, land, block and suite numbers and information of the estates of purchase.
- The proxys power of attorney for p urchase by proxy 3 originals and 3 genuine copies.
Loan sales: Customers using home loan are required to submit to the finance institution the following instruments within 2 days;
- Loan application form must be completed. (For customers utilizing loan facility)
- Copy of the Identity Card - 1 copy (The original to be presented to the finance institution)
- Signature circular 1 original (by Public Notary)
- Certificate of Residence 1 copy
- TR ID Number in 4 copies (Available online at www.tckimlik.nvi.gov.tr) 1 copy
- Income Statement (For home loan facility users)
- If employed ; Photocopy of the original of the last month payroll, if no payroll available, employer written statement of income, Circular of Signature of the approving party proving the authority to represent the corporation and Trade Registry Gazette indicating his status as a partner, bank statements if interest income.
- If self-employed ; Photocopy of the membership certificate issued by the occupational institution, tax board photocopy of the last two years, approved by the tax department or a financial counselor having TURMOB membership, business account summary of the previous period, bank statements if interest income.
- If corporate partner ; Tax board, trial balance of the previous fiscal period (detailed trial balance), Trade Registry Gazette (stating the company capital and partnership status), two years balance sheet and income table approved by the tax department or financial counselor, bank statements if interest income.
- If retired ; Photocopy of the original Pensioner ID Card issued by the relevant social security institution, statement certifying the last paid pension (bank statement, deposit book etc.), real estate property information if any (title deed photocopies) or lease contract as rental income proof, bank account details if no contract is available, bank statements if interest income.
- If holder of immovable annuities ; Photocopy of the original lease contracts, bank account details if none. Title deed and license photocopies of immovable assets and vehicles specified on the application form, bank statements if interest income.
- Statement of spouse consent for married individuals to be granted loan by the finance institution. (The loan applicant spouse must sign in presence of the bank personal in charge and spouses who do not appear at the bank must submit a notarized statement of spouse consent.)
Loan purchases are subject to the complete submission to Soyak of the documents provided in the cash sales section during the contract ution stage with Soyak following the concerning institution consent. (Power of attorney will be granted and delivered to Soyak following loan approval during loan sales.)
Remark: In case of a guarantor, 1 copy of each document (between articles 1 and 7) is required. The guarantor is also required to visit the credit institution together with the applicant on the appointment date for contract signing.

Are the apartment sales in Soyak Evreka Project subject to payment of forfeit money?
Forfeit money is due in order to assure your final decision on the specific property of your choice and to commence the sales transaction in the Soyak Evreka Project. The sum is NTL1.000.- Forfeit money is payable in cash or by credit card.
Payment of forfeit money is also possible by third party credit cards where you do not own a credit card or lack the required balance. However, the card holder must be present during transaction and sign the Third Party Credit Card form.
You may also use your debit card for forfeit money payment, by entering your security password.
Is my forfeit money returned in case of my withdrawal?
According to the covenant you uted, no payback of forfeit money (NTL1.000.-) is due in case of withdrawal.
However, forfeit monies are subject to return within one month in cases of loan rejection.
Can I replace the apartment suite subject to my forfeit money afterwards?
Although no replacement of estates subject to forfeit payment is allowed, you may select a different suite by making a secondary forfeit payment.
What are the inclusions and exclusions of the apartment price list of the Soyak Evreka Project?
The prices include VAT, subscription fee, infrastructure, type amendment, settlement charges and Land Registry duties. Sales made by home loan are subject to the inclusion of home loan and maturity difference on fixed installment rates.
Rates payable by the customer in addition to the apartment price are given below;
Property Tax: The property tax for the purchase year is payable by Soyak. I.e. customers who purchased their estate in 2008 must pay the relevant property tax in 2009.
- Property owners who obtain their land registry certificate are required to apply to the Property Tax Administration of the Kartal local government and make a Property Ownership statement within 3 months as of the title deed issuance date.
- Property owners who obtained their land registry certificate during 2008 must pay their property tax in 2009.
- Property owners who obtained their title deed during 2008 must make their property statement within 3 months as of title deed issuance and commence their property tax payment during 2009.
- Mandatory DASK Earthquake Insurance: Must be made by the customer during apartment delivery and subject to renewal on annual basis.
- Estate Insurance Package: Made by the customers, whose housing loan debts are due, immediately during delivery. Subject to renewal for each year of the debt.
- Individual Accident / Life Insurance: The finance institutions sign up their credit clients for an additional individual accident / life insurance. However, this insurance facility is not mandatory for the customers.
What is the maximum down payment period for Soyak Evreka Project?
The down payment or the apartment rate is collected on the working day subsequent to the contract signing date of appointment after reservation. For loan sales, the customer is given an appointment date for contract conclusion after loan approval. On the appointment date, the Sales Contract of Immovable and the Loan Contracts are made. The down payment is collected within one working day following the contract date. The customer failure to make the payments on the date provided in the contract will result in contract termination by Soyak and a notification of reprimand by public notary. In such case, forfeit monies paid in formerly (NTL1000) will not be returned.
