General Information Regarding Site
- Entire infrastructure works shall be carried out in order to meet the electricity requirement of the site. Generators shall be installed with the capacity of providing continuous power for block entries and landing platforms, elevators, environmental lighting, building water and fire pressure tanks.
- Mains water system shall be provided for the flats by means of pressure tanks from stainless steel water tanks to be manufactured with adequate capacity.
- Phone network infrastructure (piping) shall be built and, cabling and commissioning processes shall be carried out by Turk Telekom.
- Natural gas supply shall be made within the construction period by means of Izmirgaz and/or Soyak facilities.
- Roads and car parking areas shall be constructed within the site.
- Swimming pools shall be constructed on the area shown in the draft layout plan. Filtration installation and sun terraces shall be constructed for the swimming pools.
- One open and closed playground for children, one tennis court and one half basketball field shall be constructed within the scope of project.
- The site shall be surrounded by walls and/or wire fence and/or safety fence made of iron and two control points shall be placed.
- Access to the elevators shall be provided by taking into account of handicapped persons and baby carriage circulation and social facility (areas where swimming pools are located) shall be designed as having access for the handicapped persons and baby carriage and WCs shall be designed for the handicapped utilization.
- Landscaping shall be made for the site.
- Site entrance doors, block entrance doors and intercom system providing communication with the social facilities within the flat shall be installed.
- Buildings' TV installations shall be delivered together with cable TV infrastructure and central TV-Satellite system (with the channels in certain amounts), Digiturk TV system, 31 local channels (without any need for satellite receiver). General infrastructure piping system shall be installed within the site in order to be used in case of cable broadcasting system by Turk Telekom.
- Parking areas shall be constructed for bicycles.
- Office shall be constructed within the site for the site administration and service company.
Details For Basic Structure
- Building is made of reinforced concrete carcass and shall be constructed on raft foundation.
- Exterior walls shall be made of brick, etc and interior wall shall be made of brick walls and/or plasterboard, etc. Separator walls located in 1+1 flats may be removed depending on customer's request.
- Acrylic silicon compounded paint shall be used for exterior surfaces. Indoor paints shall be acrylic based plastic paint.
- Roofs shall be terrace roof and heat insulation shall be applied.
- Exterior thermal sheathing technique shall be used for the purpose of providing heat insulation.
- For impact sound insulation, blanket type sound insulation shall be applied under fiber compounded trowel coating for furnishings.
General
Block Entries: Furnishings of the block entries and floor halls shall be covered by natural stone or ceramics and the walls shall be made of plastic paint over gypsum plastering.
Stairs: Landing platforms, steps and risers of the service stairs shall be covered by marble. Walls shall be made of plastic paint over gypsum plastering. Fire-escape stairs shall be concrete pavement.
Doors: Flats' interior doors shall be made of wooden frame and groined, American panel coated or lacquer wing.
Joineries: Comfort double-glazing shall be used for PVC joineries which are blind frame, window ledge and internal docking system (sun controlled double-glazing). One "double opening mechanism" hinged window sash shall be made for each flat. Joineries shall be made of sliding mechanism at the bedrooms of 1+1 and living room of 2+1 flats.
Other Accessories: Plaster ornament valance and cornice shall be made at the living room and bedrooms.
Lighting armatures shall be installed into the entrance, hallway, balcony, bathrooms and kitchens.

One chromed towel rail, shower corner material rack, toilet paper bar and hanger shall be delivered as mounted accessories for each bathroom.

Mechanical And Electrical Installation
- TSE licensed materials shall be used for mechanical and electrical installation.
- Heating system is designed in compliance with central heating boiler which does not require flue (hermetic type) for each flat. Radiators and panel radiators shall be installed. Central heating boiler (hermetic) and natural gas counters shall be supplied by the flat owner.
- Alarmed gas leak detector (it is the type warning by sound within the flat and shutting off the flat gas by means of selenoid valve) shall be installed to the kitchens and fire warning horn button to the floor hallways.
- Phone socket and TV sockets shall be installed at the living rooms and all bedrooms within the flat.
- Multiple (4) socket applications shall be made on TV area at the living room.
- Infrastructure shall be made for 4 phone extension lines in each flat.
- There shall be charged (Emergency lighting and routing) at the floor hallways within the block
- Energy saving bulbs shall be used for the lighting armatures located in the entrance, hallway, balcony, bathrooms and kitchens within the flat.
- Energy saving bulbs shall be used for common spaces of blocks.
- Keys adjusting light density (dimmer) shall be used for luster lightings at the living rooms.
- All power plugs shall be protected for the children inside the flat.
- Control cable shall be installed at the living rooms for central heating boiler.
