What is the procedure of making reservation in Soyak Siesta?

Any reservation is not made. It is required to come personally to our Sales Office and meet Sales Representatives for any sales transaction. Additionally, online sales transaction is available on www.soyak.com.tr via internet.

Can I purchase any flat in Soyak Siesta Project?

You may contact with our Customer Representatives upon visiting our sales office and select the most appropriate flat according to your demands with out Customer Representatives within the scope of Soyak Siesta Project. Additionally, online sales transaction is available on www.soyak.com.tr via internet.

Can I view any sample flat in Soyak Siesta Project?

You may visit our sample flats through our Soyak Siesta sales office. Additionally, video and photographs are available for sample flats on www.soyak.com.tr.

What can we do in the event that the desired flat in Soyak Siesta is sold?

The flats belonging to our customers whose credit application is rejected in Soyak Siesta and can not benefit from the advantage of cash purchasing are re-offered for sales. However, you are not allowed to make any reservation for the desired flat. It is required to contact with the Sales Representatives upon visiting sales office and select the flat which is available on stock and purchase the said flat by performing the necessary transactions. Additionally, online sales transaction is available on www.soyak.com.tr via internet.

I work and live in abroad. Can I purchase any flat in Soyak Siesta project?

Sure you can. There is not any problem if you are a Citizen of Turkish Republic. The fact of living and working in abroad does not legally require any procedure different from a citizen living in Turkey during owning a dwelling.

I am citizen of a foreign nationality (Citizen of Turkish Republic of Northern Cyprus). Can I purchase any flat from Soyak Siesta project?

Demands of foreign nationalities regarding immoveable property ownership depend upon the status of reciprocity between Turkey and home base. (Turkish Republic of Northern Cyprus is included into the countries having reciprocity with Turkey regarding immoveable property ownership.) In case of reciprocity between the home base and Turkey, any flat can be purchased provided that the necessary approvals are obtained. The matter is followed by Soyak. Detailed information is available on our sales offices.

All property ownership demands within this scope; shall be directly processed by Land Registry Offices provided that the demanded real property is certified by the letter to be obtained from the concerning municipality or governorship and the development plan or piecemeal development plan that it is allocated as a dwelling or business place and upon determination by the authorized command that it is located out of the prohibited military zone and security zones due to being registered to the land registry office in order to be used for those purposes. The citizens of the concerning countries will be allowed to own any dwelling provided that the specified conditions are fulfilled.

In the absence of any reciprocity between the home base and Turkey, any property ownership demand will be directly rejected by the Land Registry Offices without making any correspondence with the General Directorate.

In conclusion, in case of not being the citizen of the country having or not reciprocity, all property ownership demands shall be forwarded to the General Directorate of Land Registry Cadastre together with the necessary documents and finalized according to the instructions to be given.

Since the list of the countries having or not having reciprocity with Turkey may be amended or various conditions may arise at any time between the countries, any property ownership demands of foreign nationalities shall be clarified upon obtaining information regarding current conditions. Therefore, it is required to obtain information from Foreign Affairs Department affiliated to TKGM (General Directorate of Land Registry Cadastre) on the date of application, for the purpose of attaining the most accurate result.

Can I obtain a copy of your contract prior to purchasing the flat in order to show it to my attorney-at-law / friend?

We deliver the contracts only to our customers and can not deliver the contract to third parties. You may review our sample contract at our sales office, if you wish.

Is only the name specified on the contract entitled to the title deed?

Yes, only the name specified on the contract is entitled to the Title Deed.

Do you have any other project which is still offered for sale other than Soyak Siesta project?

Currently, Soyak Mavisehir project is still offered for sale. The information regarding our company and projects is available on www.soyak.com.tr or you may receive updated information as a member of e-bulletin or SMS.

Can I purchase the dwelling, which is desired to be purchased, in the name of my company?

Yes, you are allowed to purchase any kind of dwelling within the scope of the Project "for cash" in the name of your company. For this purpose, the followings are required;

  • Being solely authorized to purchase flat in the name of company and holding the document certifying this authorization,
  • Copy of trade registry gazette for the establishment including articles of association of the company,
  • Copy of commercial activity certificate issued by the Trade Registry Office,
  • Tax registration certificate of the company,
  • List of authorized signatures of the company,
  • All pages of the documents (letter of undertaking, etc.) and contract shall bear the seal of the company,
  • Besides, the person fulfilling the purchase transaction is required to submit all personal documents specified in the list of necessary documents.

However, you are not allowed to use "Housing Loan" unfortunately as required by the regulation in case that the flat is desired to be purchased against bank loan. You may perform this transaction upon obtaining "Operating Loan".

Can I purchase any dwelling for my child by guardianship?

If your child is younger than 18 years old, then you may purchase dwelling by guardianship. Bank loan is not available for the sales by guardianship, however only sales for cash is applied. Parents are required to sign together on behalf of their children during purchases by guardianship.

Can I purchase any dwelling y proxy?

You are allowed to purchase dwelling by proxy, however the principal is required to submit a notarized power of attorney for "Purchasing of Real Property" to you and the person whom you purchase the flat on behalf is required to provide all documents requested. You may sign the documents to be signed "By Proxy". If the principal wants to purchase on credit, then he/she will make the credit application personally and sign the credit agreement personally.

Can we jointly purchase flat in Soyak Siesta Project?

An independent section may be purchased by more than one person. In such case; the share percentages are specified in the contract upon asking the customers. In the event that the buyers want to be shareholder equally, then the transactions will be performed at the equal share rates before Land Registry Office.

I decided (plan) to purchase flat from Soyak Siesta. Which documents should I bring to the Sales office?

You should bring your Identity Card, YTL 1.000 for forfeit indemnity (down payment) or Credit Card and Republic of Turkey identity number.

Is that possible to pay the advance payment / whole price with Credit Card?

Unfortunately, it is not possible.
