Can I purchase any flat in Soyak Siesta Project by housing loan?

A customer may purchase flat in Soyak Siesta project by housing loan. Housing loan facilities are available by AKBANK and GARANTI Bank in Soyak Siesta project. (Sales by guardianship is not provided by housing loan.)

Can I purchase flat from your company by bonds?

No, bonded sales system is not available in SOYAK.

Does the customer have any responsibility for timely issuance of the loan?

In accordance with the letter of undertaking signed by you when you decide to purchase the flat; the customer is responsible for submitting the documents required by the credit institution within 2 business days as from the date of forfeit indemnity and issuance of loan within 10 days.

What is required to learn whether the credit is approved or not for the credit applications?

If the result is negative in credit evaluation, the concerning Credit Institution calls our customer and gives information regarding why the credit application is not approved. If the result is positive in credit application, our customer is called by Soyak and notified regarding the date of agreement and an appointment is arranged.

My credit application is not approved, what is the reason?

What should be done if the customer's credit application is REJECTED?

Firstly, the concerning credit institution calls the customer and makes necessary explanations and gives information to SOYAK that the customer is called. Then Soyak Sales Team contacts with the customer and leads regarding necessary transactions for cash purchases. If the customer does not accept to purchase for cash, then the transactions are initiated to refund the forfeit indemnity.

What are the terms and conditions if the customer prefers paying all or a part of the loan provided by the Credit Institution?

Can I use housing loan from another credit institution while purchasing flat from Soyak Siesta Project?

Yes, but in the event that the customer wants to use credit from a credit institution other than those agreed within the scope of the project; then shall be obliged to sign the cash sales agreement and pay the prices specified in the payment schedule in advance. Under such circumstance; the customer makes the payments specified in the Soyak Siesta Real Property Sales Agreement by receiving the credit amount demanded from the credit institution providing the credit facilities in advance without establishing any mortgage onto the title deed. Credit institution shall be allowed to establish mortgage onto the title deed only after the title deed is delivered to the customer by Soyak. A copy of the Real Property Sales Agreement signed by the customer shall be delivered to the customer during utilization of the loan.

The solution for the said situation is an agreement between the customer and the credit institution to be preferred by the customer for providing credit facilities. Soyak shall not be responsible.

Is the interest rate for the housing loan used in Soyak Siesta project a fixed rate? Will it be affected by the market fluctuations like devaluation, etc.?

Sales transactions are performed in Soyak Siesta project in accordance with the terms and conditions effective on the date when the forfeit indemnity is paid. Any economic fluctuation shall not affect your payment terms and conditions specified in the agreement and annexes therewith.
