What is the delivery method of the agreement?

A copy of the agreement is sent to our customer to the notification address specified in the agreement via certified mail and/or courier. The dispatch is delivered to any person at the said address against signature.

How will the site administration be organized in Soyak Siesta? Will Soyak be involved in site administration?

TEMPORARY ADMINISTRATION consisting of the persons to be appointed by Soyak will be authorized in 1st phase of Soyak Siesta project for 1 year.

Each block shall elect 1 (one) block manager and inspector upon announcement of Soyak following the completion of the Temporary Administration's duty period at the end of 1st year. Method of announcement and procedure of the elections are specified in Administration Plan in detail.

May I review the site administration plan of Soyak Siesta Project?

Administration plan of Soyak Siesta is available at the Karsiyaka 2nd Region Land Registry Office.

What is the amount of site fees in Soyak Siesta Project?

The liability to pay the fees which are determined by the site administration for the flat owners shall be commenced by the delivery date specified in the agreement for the site. The fact that the dwellings are not received shall not remove this obligation in accordance with the agreement.

The fee amounts are determined by agreeing upon the annual budget prepared by the site administration after the site administration is organized. The content of the items included into the fees and the mode of sharing thereof are specified in the administration plan. All announcements regarding fee amounts shall be separately made by the site administration to the flat owners.

When will the site fees begin in Soyak Siesta? Who will be in charge of the common spaces' maintenance?

Site fees begin by the delivery of the flats upon organization and enforcement of the Soyak Siesta site administration. site administration determines the date of the fees. Maintenance of the common spaces in Soyak Siesta project is carried out by the site administration.

Ho many years will Soyak render services upon delivery and what is the guarantee period?

Soyak submits the guarantee certificates to you for the products delivered to you which are under guarantee coverage and the guarantee periods for those goods (only aspirator) are specified therein.

Regarding goods not having guarantee certificates, Soyak shall repair or make others repair any breakdown notified to the Customer Services After Delivery for 2 years, excluding those arisen due to the utilization error.

Will there be any housekeeper in Soyak Siesta?

Any housekeeper shall not be employed in Soyak Siesta project in accordance with the administration plan.

What is the garbage disposal method in Soyak Siesta?

Site Administration shall organize the method of garbage disposal in Soyak Siesta project.

Will any fee be collected for social facilities in Soyak Siesta Project? How will the terrace be used?

Social facilities in Soyak Siesta project are designed for the utilization of the site-dwellers and the method of operating shall be determined by the site administration provided that those are not used as business corporations. The terraces located in Siesta project are available for the utilization of the block-dwellers where the terraces are located.

Are we allowed to close the balcony of our flats in Soyak Siesta Project?

Any balcony of the flats can not be closed in any way. Any addition can not be made on the safety fences which are placed for the security purposes. Hanging out laundries on the balconies is not allowed. The flowers may only be placed on the balconies within the pots inside the balconies. Flower pots can not be placed on parapets. Besides, sunshades, umbrellas and awnings are not allowed.

Can we place parapet to our flat in Soyak Siesta Project?

The shape of the parapets planned to be installed to the flat windows only on ground floors shall conform to the provisions determined by the administration. Any parapet in different shape and design can not be installed. In the event that the site-dwellers desire to install parapets to their flats, then they must contact with the site administration. detailed information is given in "Introductory and User's Manual" which is provided during delivery of the flats.

Can we use our flats as a business place in Soyak Siesta Project?

The flats can not be used as business place.

What are the procedures for obtaining Building Utilization Permit (Occupancy), Type amendment transactions?

For the purpose of obtaining occupancy permit upon completion of the construction, property declaration shall be arranged by making amendment on the property tax return on behalf of you and it is submitted by our company to Karsiyaka Municipality and the declaration copy is certified thereby.

For obtaining occupancy permit transactions; you must arrange Compulsory Earthquake Insurance (CEI (DASK)) policy and submit a copy thereof to our Company.

Occupancy and Type Amendment transactions are completed approximately 6 months after the flat deliveries.

When are the property tax declarations submitted?

Flats holding title deed for construction servitude;

After the title deed of the construction servitude is issued for the real property on your name, PROPERTY TAX DECLARATION FOR LAND is arranged by SOYAK on behalf of you and submitted to KARSIYAKA MUNICIPALITY.

Establishment of property ownership;

Prior to the occupancy transactions (Building Utilization Permit) for the flats for which the title deeds of construction servitude are issued on your name and property tax declarations for land are submitted; PROPERTY TAX DECLARATIONS FOR BUILDING are arranged by Soyak on behalf of you and submitted to KARSIYAKA MUNICIPALITY.

Where must sanitation tax be paid?

Since sanitation taxes are included into IZSU invoices, tax declaration must be submitted to the Municipality.
