General Information Regarding Site
- All infrastructural works will be completed, which will meet the power requirement of the site. Generators will be provided at the capacity to supply uninterrupted energy for block entrances, staircases, lifts, in-site illumination and water pumps for buildings and fire water tanks.
- City water will be supplied to flats via water pumps from stainless steel water tanks, which will have adequate capacity.
- Telephone network infrastructure (piping) will be installed and Türk Telekom will provide cabling and commissioning.
- Natural Gas infrastructure will be built during the construction period by İzmirgaz and/or Soyak.
- In-site roads and parking lots will be constructed.
- A swimming pool will be constructed at the place, which is shown on the draft layout plan. Filtration installation and sun-bath terraces for swimming pool will be constructed.
- One outdoor and one indoor child play ground, one tennis court and one half-size basketball field will be constructed within the project site.
- Site will be surrounded by peripheral wall and/or wire fence and/or iron banisters, and one access control point will be provided.
- Access to building lifts will be provided for handicapped chairs and baby carriages, and social facilities (the area of swimming pool) will be designed to permit access of handicapped chairs and baby carriages.
- Landscape of the site will be provided.
- Intercom system will be installed in flats providing communication with site entrance, block entrances and social facilities.
- Cable TV installation and central Satellite TV cabling (with certain channels) and 32 native channels (not requiring satellite receivers) will be provided in buildings. Also Digitürk and D-Smart broadcasts can be received if the occupant is subscribed to such TV's. A general piping network will be installed in the site, which will be used in case Türk Telekom erects cable TV system.
- Bicycle parking lots will be constructed.
- An office is planned at the basement floor of Block A18 for site administration and service Company.
Details Of Rough Works
- The building is reinforced concrete carcass and will be erected on raft foundation.
- External walls will be made of brick and inner walls will be of brick and/or plaster panels. The partition wall at 1+1 flats may be removed if customer demands (there are no partition walls at 5 1+1 flats in ground floor. A15-6 / A16-6 / A17-1 / A18-8 / B8-1).
- Acrylic based paint with silicon added will be used on external fascia. Paints for internal volumes will be acrylic based plastic paint.
- The roof will be terrace with water and heat insulation.
- Jacketing technique is employed for heat insulation.
- Fiber added sound insulation pad will be used under cement finish for shock and sound insulation.
General
Block Entrances : Floor of block entrances and halls of storey will be coated with natural stone or ceramics and walls will be plastic painted on plaster.
Stairs : Staircases, steps and risers of service stairs will be coated with marble. Walls will be plastic painted on plaster. Fire escapes will be of exposed concrete.
Doors : Interior doors of flat will have wooden frame and skirting, coated with American panels or lacquer finish.
Flat entrance doors will be made of MDF, painted at flat side and steel coated outside.
Joinery : Double glazing (double glazing with solar control) at PVC joinery, which has blind frame and windowsill, will be used. At each flat, a "twin opening mechanism" window wing will be provided. Joinery at Bedroom of 1+1 flats on normal floors and at Halls of 2+1 flats on normal floors will have sliding mechanism.
Other Accessories : Carton-pierre cornice and curtain rail will be installed at halls and bedrooms.
Illumination fixtures will be installed at entrance, corridor, terrace, bathroom and kitchen.

Mechanical And Electrical Installation
- TSE Certified materials will be used at mechanical and electrical installation
- Heating system of each flat is designed suitable for hermetic combi boiler requiring no chimney. Central heating installation will be provided and panel radiators will be fitted. Combi boiler and natural gas counter will be supplied by flat owner.
- A alarm gas leakage detector (with sound alarm and which cuts off gas supply to the flat by a solenoid valve) will be installed at kitchens and a fire alarm buzzer - button will be fitted at floor halls.
- Telephone jacks and TV sockets will be provided in halls and bedrooms of flats.
- A multi-socket (4) will be available at TV hall.
- 4 lines will be available for telephone in each flat.
- Chargeable Emergency Illumination and Direction Fixtures will be provided at floor halls inside the buildings.
- Energy saving bulbs will be used in the illumination fixtures in entrance, corridor, terrace, bathroom and kitchen.
- Energy saving bulbs will be used at commonly used volumes.
- Dimmer switch, which adjusts light intensity, will be used for chandelier in the hall.
- All sockets in the flats will have child-protection
- A cable will be extended to hall for the thermostat of the boiler.
